It’s an agreement that can affect your finances, housing, and responsibilities for months or longer. Before you sign, make sure you understand what you’re agreeing to and know where to find reliable information about Rhode Island (or your state’s) tenant law.

What is a lease?

A lease is a legal agreement between a tenant and a landlord that sets out the terms of renting a property. It typically explains how much rent you owe, when the tenancy begins and ends, who is responsible for various expenses, and what rules apply to the property.

Read the entire agreement before signing. Don’t assume that a verbal promise, a listing description, or a conversation with a property manager automatically changes the written terms.

If something is unclear, ask questions before you commit. If an important promise or change is agreed upon, ask for it to be documented in writing.

Six questions to answer before you sign

1. What will I pay?

Confirm the monthly rent, security deposit, due date, late-payment terms, utilities, internet, parking, and other fees. Find out which costs are included in rent and which you must arrange yourself.

Ask: What is my expected monthly cost beyond rent, and when is each payment due?

2. How long can I stay?

Check the lease’s start and end dates, renewal provisions, notice requirements, and what happens at the end of the term. Understand the process if you graduate, study abroad, or need to move before the lease ends.

Ask: Does the lease renew automatically, and what must I do if I don’t want to renew?

3. Who handles what?

Understand how to request repairs and what the lease says about routine responsibilities such as trash, snow removal, lawn care, and shared spaces. Check which responsibilities belong to the landlord and which belong to tenants.

Ask: How do I report a maintenance issue, and whom do I contact in an emergency?

4. What are the rules?

Review policies on guests, overnight stays, pets, parking, smoking, noise, and subletting. Check whether roommates must be named on the lease and whether changes in occupancy require approval.

Ask: Which rules could affect how I live day to day?

5. What happens if something changes?

Understand any provisions covering early termination, subleasing, lease transfers, roommate changes, and renewal. Leaving early does not necessarily end your financial obligations.

Ask: What options do I have if my plans change, and what approvals or costs might be involved?

6. Is everything documented?

Make sure you receive a complete copy of the lease and any applicable addenda. Check that the property address, tenant names, rent, dates, and other important details are correct.

Ask: Can we put any important promises or agreed changes in writing before I sign?

Understand the most important parts of your lease

Rent and security deposit

Know the amount due, the payment schedule, and how the security deposit is handled. Rhode Island law generally limits a residential security deposit to one month’s periodic rent, subject to the law’s scope and applicable exceptions. Review the current handbook for the details.

Roommates and shared responsibility

Find out who is named on the lease and what each tenant is responsible for. If multiple people sign one lease, don’t assume that each person’s obligation is automatically limited to their own share of rent. Read the actual terms and ask for clarification.

Repairs and property condition

Understand how to report problems and what the landlord and tenants are responsible for. Document existing damage when you move in and retain copies of repair requests and responses.

Renewal and ending the lease

Identify the notice requirements, end date, and procedures for renewal or departure. Don’t rely on assumptions about how much notice is needed or what it costs to leave early.

Rhode Island renter resources

Start with the official Rhode Island Landlord-Tenant Handbook.
